The Austin population boom may have faded, but new houses are still going up across the region.
Austin Current took a look at some of the largest builders in Central Texas and where they have been building to see who – and how – they are helping to shape the region and its future. In short, it’s generally outside Austin and largely in the surrounding counties, including Williamson and Hays.
The Home Builders Association of Greater Austin (HBA) provided Austin Current a list of the biggest builders between December 2023 and November 2025, based on the number of permits pulled in the area. The HBA tracks the growth of single family homes, townhouses, duplexes and row homes in seven counties: Travis, Williamson, Bastrop, Caldwell, Hays, Burnet and Lee. (It does not cover apartments and condominium buildings.)
The association says it sees a lot of growth happening outside the city, where land is cheaper and more plentiful. When it comes to development or master-planned communities, the city doesn’t have as much land left to build on, said Taylor Jackson, the association’s chief executive officer. What’s left is more expensive.
Right now, she said, people are opting for smaller houses.
“Part of that is affordability,” Jackson said. “If builders are able to do more with less land, then that means that, typically, the prices decrease.”
While population growth has slowed, 4.64 million people are expected to call the region home by 2060, according to Opportunity Austin, an economic development organization. Here are the top five builders and where some of their construction has happened over the last two years.
